Bathroom Remodeling
Brookline, MA

Your Brookline property is worth serious money. Single-family homes here carry a median sale price of $2.3 million, and condos along Beacon Street regularly exceed $1 million. Yet in many of these properties, the bathroom still has the original tile from 1970, a tub that has been recaulked too many times, and lighting that makes the whole space feel smaller than it should. Cove Bath delivers complete bathroom remodeling Brookline, MA homeowner trust, covering bathtub replacement, shower installation, walk-in shower conversion, bathroom tile installation, vanity installation, and bathroom lighting installation. Fixed price from $25,000. Completed in 1 to 2 weeks. No change orders.

Bathroom Remodeling in Brookline, MA

A single-family house in Brookline sold for a median of $2.85 million this spring (2026). A condo sold for a dollar under a million. Most of our Brookline bathroom remodeling work happens in that second number.

Condos are roughly 63 percent of the residential parcels in town. People who don’t live here picture a suburb of big houses. It is mostly apartments, and it was built that way on purpose.

Brookline Property Values: What Olmsted Left on Beacon Street

In the 1880s a developer set out to run a trolley line down Beacon Street. He brought in Frederick Law Olmsted to redraw it, and between 1886 and 1888 the street widened from 66 feet to nearly 200. Developers filled that new frontage with brick apartment blocks and rowhouses. That is the town we still work in. Olmsted was living up at Fairsted the whole time, and the grounds are open to walk if you have never been.

Prices kept up with the address. Single-family medians ran $2.85 million this spring and condos closed right around a million, both at full asking. Nobody moves out of a place like that over a dated bathroom, so they renovate instead.

A bathroom remodel in Brookline is usually the last original room in a house where everything else is done. In a million-dollar condo, an avocado tub is loud.

Coolidge Corner is still the middle of all this. Our crews park near the Coolidge more often than is strictly necessary.

Condos and Boards: Brookline Bathroom Remodeling Under an Association

Brookline bathroom remodeling in a condo means there is a board between you and the demo. Most associations want written approval before anything touches structure or a shared system. A bathroom does that the moment the water goes off. Start it early. The approval is the piece of the schedule you don’t control, and we have watched it add over a month to a job.

Here is what the alteration agreement usually asks for.

Written board approval covering the scope, signed before materials are ordered.
A certificate of insurance naming the association as additional insured. We carry it and send it over.
A damage deposit, returned after the building walks the common areas.
Work hours, which every building sets differently.

The shared systems are the real constraint. Shutting water to swap a valve can take out the whole riser. So we schedule it, and we tell the neighbors. A lot of Brookline bathroom remodeling in a stacked building is scheduling work, done before anybody picks up a hammer.

Brookline Street Logistics: Dumpster Permits and the 2 a.m. Rule

A dumpster in the public way needs an occupancy permit from DPW. It runs $75 for each 30-day period and takes up to three business days. The contractor has to be bonded with the town first. You also buy No Parking signs at $5 apiece, and they go up the day before after 6 PM.

Then there is the part that surprises people. Brookline does not issue dumpster permits at all between November 15 and April 15. For five months the container cannot sit on the street!

A winter Brookline bathroom renovation gets hauled out in barrels and truck loads instead. We price that in, because nobody enjoys finding it out in January.

Parking is its own problem. No car can sit on a Brookline street longer than an hour between 2 and 6 in the morning, any day of the week. The resident overnight program is 325 spaces in town lots at $300 a quarter. So our vans go home at night. If your street is tight, say so at the walkthrough.

Behind the Walls in a Brookline Bathroom Renovation

The rowhouses off Harvard Avenue went up in the 1890s. The apartment buildings along Beacon came right after. Open a wall in either one and you find a cast-iron waste stack that is also serving the units above you. It can be replaced. It just has to happen in a window when the building can afford to lose the riser, which puts us back in front of the board.

Up on the side streets the Victorians bring their own list. Knob-and-tube wiring and two-wire ungrounded circuits are still live in plenty of them. We remediate both once we open the room.

Plaster and lath comes off in sheets, which is messy but fine. The part that costs you is that the studs behind it are almost never plumb. So we shim the substrate flat first, because our tile work is only ever as good as what sits under it.

One piece of good news. Brookline has been working through the public-side galvanized and unknown service pipe since 2025. If a lead line turns up on the private side, the town replaces that at no cost to you. Most Brookline bathroom remodeling never touches the service line, but it is worth knowing who pays.

What a Bathroom Remodel in Brookline Costs

Most of our Brookline bathroom remodeling jobs land between $25,000 and $40,000. That is a fixed price, quoted before demo. It does not move because of what we found once the wall was opened.

We quote it fixed so the thing behind the plaster is our problem and not yours.

Scope is what changes the number, and we settle scope before we quote. Relocating the toilet means opening the floor to reach the waste line. In a stacked building that is not a small ask.

Stone instead of porcelain will do it. A double vanity built to fit an odd wall will do it. Turning a tub into a curbless shower is its own conversation, and here it comes down to whether the floor can take the drop.

Brookline Permitting, Fees, and Inspections

The Building Department sits at 333 Washington Street and permits are filed through the town’s online portal. The fee schedule is $20 per $1,000 of construction value, with a $50 minimum. Plumbing, electrical, gas and mechanical permits are each charged at that same rate on top of it. On a $30,000 bathroom that is not a big deal. It is four filings and four inspections, though. We schedule them around each other so permitting a bathroom remodel in Brookline doesn’t stretch the job.

We pull all of them ourselves. Massachusetts wants a Construction Supervisor License and a Home Improvement Contractor registration for this work, and we hold both. Ask any contractor for those two numbers before you sign then go look them up.

The Preservation Commission and the Nine Local Historic Districts

Brookline has nine local historic districts, and they are Chestnut Hill, Cottage Farm, Crowninshield, Graffam-McKay, Harvard Avenue, Lawrence, Olmsted Richardson, Pill Hill and Wild-Sargent. The Preservation Commission reviews exteriors and some landscape work inside them. Interiors are outside its purview. So a Brookline bathroom renovation in a Pill Hill Victorian never goes in front of the commission at all.

What does go in front of it is a new window, an enlarged opening, or a vent that lands on an elevation you can see from the street. Any of those three adds a hearing to your schedule. If your house is in one of the nine, we sort it out at the walkthrough.

Fossil Fuel Free: What Brookline Bathroom Remodeling Has to Comply With

Brookline was the first town on the East Coast to vote a fossil fuel ban, back in 2019. It has been enforced since February 2024 under the state demonstration program. Homeowners ask us about it constantly. The bylaw covers new construction and major renovations taking in a majority of a building’s area, which one bathroom does not come close to. Your gas water heater is fine.

What actually comes up in Brookline bathroom remodeling is capacity. A heated floor, a real fan, better lighting and a GFCI circuit all land on the same panel. In a 1920s building that panel was sized for a different century. So we check it before we spec anything. Mass Save runs rebates statewide, and it is worth a call before you commit to electric heat under the tile.

The Cove Bath Approach in Brookline

Brookline is a good town to work in and a fussy one, and we say so before we start. The boards, the four permits, the five-month dumpster ban and the 2 a.m. parking rule are all solvable. They just have to be solved before the first morning. That is most of what we do in the two weeks before a crew shows up.

A Brookline bathroom remodeling project with us means a fixed price and one crew that stays until it is done. We work a lot of the same housing stock over in Newton and across the line in Boston. You can see everywhere else we go as well.

Send us photos of the room and we will come out and look at it. You will have a real number before anything gets torn out. Then go get a loaf at Clear Flour and think it over. If the weather holds, the lawn at the Larz Anderson museum beats a kitchen table.
